We partner with LIHTC developers from breaking ground through placed in service, and we continue with management through the life of the project. We know the milestones that keep a project in compliance, from placed in service and the minimum set-aside through the compliance period, and we do our part to help you meet them at every step.

Compliance
We work from the 8609, including the set-aside you elected, and we keep each tenant file complete.
- Income certifications stay current, with the verifications behind them.
- Rent for each unit is set from the LIHTC schedule, and the utility allowance is part of that figure.
- We send Housing Choice Voucher paperwork to the housing authority.
- Placed-in-service dates and state-agency reviews stay on the calendar.
Leasing
We lease the building when it is new, and we fill units again when someone moves out.
- Applications move at the pace of the delivery schedule.
- Each household is qualified to the income limit before move-in.
- You can review the lease before anyone moves in.
Rent
We keep a clear record of what the resident pays and, when there is one, what the housing authority pays.
- Those two payments are recorded separately.
- Rent is set from the LIHTC schedule for that unit.
- A late balance shows up in that month's report.
Maintenance
Residents send repair requests through their community portal.
- You decide how much we can spend before we call you.
- We use the vendors you have approved.
- Photos and invoices stay in the property file.
Reporting
You receive one report each month, and we watch the compliance dates with you.
- The report shows income, expenses, occupancy, and repairs that are still open.
- It also shows certifications that are coming due, and the next inspection dates.
- If a file has a problem, we tell you before the state agency reviews it.
