Lease-up through stabilized operations for LIHTC projects.

    Leasing

    Lease-up and later vacancies.

    On a new project we pace applications to the placed-in-service date. After stabilization we fill vacant units. The rent for the unit includes the utility allowance.

  2. 02

    Qualification

    The household has to fit the set-aside.

    We verify income, assets, household size, and student status, then complete the tenant income certification.

  3. 03

    Rent

    Set from the LIHTC schedule.

    We set the rent for each unit from the LIHTC rent schedule. The utility allowance is part of that figure.

  4. 04

    Maintenance

    Repair requests come to us.

    You set a spending limit. We ask before we pass it, except for a leak, no heat, a gas leak, or a lock that does not work.

  5. 05

    Inspections

    File review and physical condition.

    We inspect at move-in, during the lease, and at move-out. We prepare the tenant file before a state-agency review.

  6. 06

    Reporting

    Monthly for the owner. On time for the state agency.

    The monthly report covers income, expenses, occupancy, open repairs, and certifications due. We flag a file problem before it becomes an 8823.
